JOB TITLE: FACILITIES LEAD TECHNICIAN

ABOUT THE ROLE:

A Lead Facilities Technician role working within the facilities management function of one of JLL’s key Client portfolios.

The Lead Facilities Technician is responsible for managing and performing routine reactive and preventative maintenance tasks. This can include tasks in one or more fields for example, electrical, heating, ventilation, air conditioning, plumbing and fabric repairs. Leading a multi-skilled team delivering day to day support to ensure the smooth running of our facilities service providing exceptional customer experience within our Client sites.

KEY RESPONSIBILITIES:

  • Work collaboratively with the Facilities Manager, Regional Engineering Manager and on-site teams to ensure planned reactive and preventative tasks are complete
  • Oversee site technicians and planning scheduler to ensure all planned maintenance and reactive tasks are undertaken to all building plant, equipment, and systems to meet or exceed the account services level agreements
  • Ensure all team members are trained to meet legal requirements and collaborate in cross training to have team back up when needed
  • Ensure all on site planned maintenance and reactive tasks are undertaken to all building plant, equipment and systems to meet or exceed the account services level agreements and are performed in accordance with local legislation.
  • Ensure that records are maintained as required by Operational, Regulatory and Statutory practice
  • Adhere to the Maintenance Management system in all engineering practices, including planned and reactive tasks, to meet and exceed the agreed service level agreements in line with the Master Service Agreement.
  • Ensure that planned maintenance activities are carried out, in compliance with account Standard Operating Procedures and ensure maximum availability of plant and user equipment through efficient planned maintenance and prompt response to faults
  • Provide technical support for projects and assist with project delivery
  • Undertake small installation works, repairs to Mechanical and Electrical plant and Equipment Quality Arrangements
  • Maintain and complete documentation for fire extinguishers, fire suppression systems, building alarm contacts, and other building systems.
  • Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, water fountains, sinks, drains, water heaters, piping, and sump pumps ideally
  • Perform general Handyman tasks to maintain buildings including but not limited to repair locks, locking mechanisms, closers, doors, controllers and where requested other building maintenance, repair, and restorative procedures as directed
  • Provide all other building maintenance, repair, and restorative procedures as directed
  • Ensure that all work orders are completed, issued and closed down in full compliance with Jones Lang LaSalle processes, systems, standards and the Equipment Maintenance System
  • When required provide regular reports (Daily, weekly, monthly as required) regarding all engineering activity
  • Work closely with contractors and vendors on a regular basis, conducting risk assessments and following safety protocols, ensuring compliancy. Following Permit to Work procedures.
  • Work with the internal Task system to keep track of all requested facilities work and close out actions according to Service Level Agreements
  • Provide appropriate and timely follow-ups to colleagues and customers in emails, task systems, social posts and face to face
  • Work collaboratively to solve problems and resolve spontaneous and unique situations with professionalism and service focused approach
  • Make recommendations to leverage innovations whilst utilising technologies for the Client where required to improve site performance and maintenance practices
  • Work in accordance with health and safety measures and promote best practice amongst colleagues, contractors, and vendors. Wearing personal protective equipment when required to do so by the relevant risk assessment, method statement or mandatory signage
  • Work as part of the sustainability drive to reduce utility consumption across the site

WORKING LIFE:

  • On a daily basis you will be working across a large office sites
  • The main business language spoken in our offices is English. Knowledge of English is essential
  • The role will be structured on a shift basis over a 5-day week
  • On occasion you may be required to work weekends, late shifts, or bank holidays this will be arranged in advance and in accordance with the rota
  • On occasion you will be required to be on call 24 hours a day in rotation with your colleagues
  • On occasion you will be required to attend emergency call outs to ensure business continuity
  • You may be required to work within another site on the contract within the same campus to cover team times off or as a change to the team on a permanent basis

ABOUT YOU:

  • You have 3 to 5 years’ experience in a Multi Skilled Building Services Maintenance Role
  • You have experience using a Computerized Maintenance Management system for managing Preventative Planned Maintenance
  • You can meet tight deadlines and work efficiently and collaboratively as part of a team to solve problems with professionalism and service focused approach
  • You keep up to date with industry trends and have direct experience or an interest in facilities management and customer service
  • You are open and have good communication skills
  • You strive for excellence in what you do and share ideas for improvement
  • You are proficient with Word and Excel and have a keen interest in technology
  • You are adaptable to work to requests and projects that may vary from day to day
  • You have a technical qualification and/or trade license
  • You have the preferred qualifications; Electrical: RECI Testing and Verification; Mechanical: Commercial Gas/LPG, F Gas – City & Guilds 2079; Others: Issuing Permit to Work – AE – AP Experience, Safepass.
